Twelve numbers every hotel owner should see each month.
If your reporting does not tell you these, you are flying partly blind. Use this as a checklist for your next monthly package.
A monthly review
The owner scorecard.
None of this requires a management company. It requires a consistent report, read against budget, last year and your comp set, and someone who knows what a bad number means.
1. Occupancy
Rooms sold divided by rooms available. Always read it with ADR, never alone.
2. ADR (average daily rate)
Room revenue divided by rooms sold. Compare it to your comp set, not just last year.
3. RevPAR
Room revenue divided by rooms available. The single best summary of rooms performance.
4. Index vs comp set (MPI, ARI, RGI)
Your share of the market compared with your fair share. Below 100 means you are losing share.
5. GOP margin
Gross operating profit as a percent of revenue. The truest read on how well the property is run.
6. Labor cost as a percent of revenue
Payroll and benefits against revenue. Where margin disappears fastest.
7. Cost per occupied room (CPOR)
Housekeeping and room-department cost per room sold. It exposes scheduling problems that percentages hide.
8. Repairs and maintenance, year to date
Against budget, with a list of what has been deferred. Deferral now becomes a bigger bill later.
9. Franchise and distribution costs
Brand fees, reservation fees and OTA commissions, as a percent of revenue and trending over time.
10. Guest review score and trend
Direction matters more than the number. A falling score leads revenue by a few months.
11. Open positions and turnover
Vacant roles, days open and turnover by department. People problems show here before they show in the P&L.
12. Cash and payables
Cash on hand, payables aging and anything past due, so a vendor problem never becomes a surprise.
