One standard across every property you own.
For ownership groups, family offices and investors with five or more hotels: management-company oversight on every asset, one dedicated advisor and one consolidated view of the portfolio. Flat fees, no revenue share.
The portfolio problem
More properties should mean more clarity, not less.
Most groups grow one acquisition at a time. Each hotel arrives with its own GM, its own reports and its own definition of a good month. The result is a portfolio that is hard to compare and harder to steer.
Reports that don’t line up
Different formats, different timing and different metrics make a true side-by-side impossible.
Fees that scale with revenue
Management fees grow with every property and every good year, whether oversight improves or not.
Uneven standards
Strong properties carry weak ones, and the gap only shows up at year end or at a brand inspection.
Partners asking for a briefing
Investors want one clear story about the group, not a stack of property reports to reconcile.
Portfolio Partnership
What a partnership includes.
Everything in Fractional HMC on every property, plus a layer built for ownership.

How a portfolio comes on board.
A structured rollout, not a big-bang takeover. Your teams keep running the hotels the whole time.
Step 1
Portfolio scoping call
Every asset, its brand, its team and its current reporting. Pricing is scoped to the group.
Step 2
Sequenced onboarding
Property audits scheduled across the group, starting where the risk or the opportunity is greatest.
Step 3
One reporting standard
Every property moved onto the same metrics and calendar, then rolled up into the portfolio view.
Every quarter
Ownership briefing
Where the group stands, which assets need attention and what to decide next.
What ownership groups ask.
How is portfolio pricing set?
Pricing is per property and improves with the size of the group. It is scoped on the first call. Volume pricing is available from three properties.
Do our properties need to share a brand?
No. Mixed portfolios of franchised, independent and boutique hotels are supported, and the reporting standard is built to compare them.
Can we start with part of the portfolio?
Yes. You can start with the properties that need the most attention and add the rest at any month boundary.
Is there a contract?
No multi-year agreement. Every property runs month to month with 30 days’ notice.
Does this replace our management company?
It can, for groups with capable GMs who want oversight without the revenue share. Where a lender or brand requires a third-party manager, we work alongside them.
Who will our advisor be?
A dedicated portfolio advisor is assigned at onboarding, with regional advisors added where the group is concentrated in a market.
Scope your portfolio.
Tell us about the group: how many properties, which brands and where. We will scope a portfolio rollout and pricing on the first call.
