What is fractional hotel management?
Fractional hotel management gives owners the oversight of a management company on a part-time, flat-fee basis. Here is how it works and who it fits.
The short definition
Fractional hotel management is outside oversight of a hotel, delivered part time by experienced operators for a flat monthly fee. The owner keeps operational control and the property’s own general manager keeps running the hotel day to day. What the owner buys is the oversight layer a management company or regional director would normally provide: scheduled performance calls, reporting, P&L and payroll review, hiring advice and brand-standards readiness.
How it differs from a management company
A third-party management company signs a management agreement, takes operational control and is usually paid a percentage of revenue, often with an incentive fee and a multi-year term. A fractional model separates the oversight from the control and the revenue share. The owner pays for the oversight itself, typically per property and month to month.
How it differs from a consultant
A consultant is usually hired for a project and leaves when the report is delivered. Fractional management is ongoing: the calls, reports and visits recur every month, so problems are caught as they start rather than diagnosed after the fact.
Who it fits
It fits owners with a capable general manager who want an experienced second set of eyes; owners leaving a management company who want to keep the structure without the fee; franchised owner-operators preparing for brand inspections; and ownership groups that need one reporting standard across several hotels.
Who it does not fit
If you want to be fully hands off, have no operator at the property, or a lender or franchisor requires a third-party manager, a full management agreement may be the better choice. We cover that trade-off in management company vs. fractional oversight.
What it costs
Pricing is usually a flat monthly fee per property, scaled to how much oversight is included. Big Tex publishes its pricing: remote oversight starts at $199 a month per property and full oversight with quarterly on-site visits is $499 a month per property, with volume pricing for portfolios.
