Alternatives to a hotel management company for independent owners
Four ways independent hotel owners get professional oversight without signing a full management agreement.
Why owners look for alternatives
Management agreements bundle real expertise with a revenue-based fee, an incentive fee, reimbursable charges and a multi-year term. Owners with a capable general manager often find they are paying for control they would rather keep. We break down those costs in what a management agreement really costs.
1. Self-management with a strong GM
The lowest-cost option. It works when the owner is close to the business and the GM is experienced, but it leaves no independent check on performance and puts the whole operation on one person.
2. A regional director or area manager
Larger owners hire a regional director of operations to oversee several GMs. It is effective but requires a full salary, benefits and enough properties to justify one.
3. Project consultants
Useful for a specific problem such as a revenue strategy reset or a pre-opening plan. The oversight ends when the engagement does.
4. Fractional management oversight
Ongoing oversight from experienced operators, part time and at a flat monthly fee per property: scheduled calls, reporting, P&L and payroll review, hiring advice and on-site visits. The owner keeps control and nothing is tied to revenue. See what fractional hotel management is or how Big Tex delivers it.
Choosing between them
Start with three questions: how strong is your GM, how many properties do you own, and how close do you want to be to the operation? Our plan finder takes about a minute, and a free agreement review will show what your current or proposed contract really costs.
